Getting your first property is an exciting milestone for any person who wishes to start their chapter in homeownership. However, you must understand that there are many things you need to take into consideration before you make the massive decision of purchasing a property.

Your budget, the type of home you wish to buy, and how far you are willing to travel to go house hunting are just a few factors you should consider when buying a house. Here are some tips on buying your first home in Malaysia.

Step 1: Calculate Your Budget

The most important step when purchasing a new home is to determine what you can afford, which you can do by creating a budget. Although you should get pre-approval for a mortgage before beginning your home search, it’s still crucial that you set a budget.

Here are some useful tools to assist you in figuring out your finances:

Even if a homeowner is getting financing, they’ll also need to have their own savings set aside. You’ll be required to pay 10% of the total purchase price upfront (known as the down payment), with the remaining 90% split over an agreed-upon period of time. First-time homebuyers may have more options for financing, so don’t be afraid to seek out more information about what types of programs could work for you!

Location is the most important factor when it comes to property search in Malaysia. Step 4: Securing financing

It’s always best to take a step back and consider the tough questions, like how you’re going to finance your real estate purchase. Step 5: Hire a Lawyer

Lawyers may specialize in different areas, but their thoroughness and attention to detail is an asset that transcends their specialization. Having a reliable lawyer on your side can help you tackle any property-related legal matter in the most efficient manner possible. By taking an in-depth approach to analyzing all the important documents and legal jargon, a lawyer can help you avoid future problems — and save you from costly mistakes.

Step 6: Letter of Intent to Purchase/Offer

If you have found your dream home, don’t let it slip away! Ensure that the seller is aware that you are interested in buying the property. To make sure that they can deliver what they promise, exchange a Letter of Intent to Purchase (also known as a ‘Letter of Offer’) – a document which states your intent to purchase a certain property from them.

The Letter of Intent to Purchase is a legal document that states the terms of an agreement to purchase real estate. It’s similar to a contract, except it’s a nonbinding document. It sets out the basic terms of the sale, such as price and closing date, but it also holds other important details, such as whether you get your earnest money back if you pull out of the deal due to unforeseen circumstances, or another buyer comes along.

Step 7: Sign The Sale and Purchase Agreement

Signing the Sale and Purchase Agreement (SPA) is a major milestone in the home buying process. This makes it essential that you have your attorney review the document before signing. There are many hidden traps that lay in wait for unsuspecting home buyers, so don’t trust such a major financial decision to just anyone! Your attorney will make sure all your bases are covered.

The SPA is a legal document that outlines your purchase. It’s designed to protect you, the purchaser, from possible legal issues as well as to outline your rights and responsibilities when making a purchase. To ensure that every party is happy with the outcome of a contract, make sure you consult with a professional lawyer and have a SPA drawn up.

Step 8: Sign Loan Agreement And MOT

The former is an agreement between you and the bank about the terms of your home purchase. The latter refers to a Memorandum of Transfer, which is a document that legally transfers the ownership of a property from one party to another. Although standard procedures are used throughout, it’s a good idea to have a lawyer review your contract; they can ensure you’re aware of any problems or provisions that could arise and advise you on ways to protect yourself legally.

Step 9: Fees and Costs Must Be Paid

After signing the SPA and paying your 10% deposit, it’s time to start making your home loan repayments. This might take some getting used to — after all, purchasing a home is a long-term financial commitment. But it’s also an amazing feeling knowing that you made this dream come true! However, it’s not just the big payments that you’ll need to plan for. There are all sorts of other fees you’ll need to cover, like the relevant stamp duties and legal charges related to closing a deal.

Step 10: Take Possession of the Vacant Property

It’s easy to get behind on paperwork, but it’s important to keep track of all legal documents. If you have a strata-titled property, the Notice of Vacant Possession must be completed within 36 months of signing the SPA; if you have an individually titled property, this document must be submitted within 24 months of the date on which the land was surrendered to the purchaser.

Buyers sometimes make the mistake of handing over their money before checking every detail of their purchased property. There are several reasons why this happens:

  • They don’t want to seem like picky people on the market.
  • They may be too excited about finally becoming proud homeowners.
  • They may not be expert enough to notice anything amiss in the property or legal documents.

Buying a home is a milestone that comes with a lot of mixed emotions. It can be thrilling to take on a new challenge but also disconcerting to find something that will hopefully fit your family’s needs. The process of buying a first home can be an exciting experience for many, but that joy can quickly turn to confusion and frustration, especially if you don’t know what to do or expect.

Experienced homeowners and real estate agents alike know that first-time homebuyers make some of the costliest mistakes that can haunt them for years. The best way to avoid any potential heartache is to know what they are in advance. Here, we’ll look at some common mistakes so you can be more prepared!

1. Did not obtain a loan pre-approval

Before you start looking for a property, it’s important to figure out the amount of home loan you can roughly afford. After all, if your monthly installments are way too high, you might find yourself in a money crunch by the time the interest kicks in. With a pre-approval estimate, however, you’ll know the amount of home loan you can get from the bank — which will give you a fair idea of whether the property fits into your budget, and not the other way around!

2. Not reviewing your credit report first

Getting a home loan gets trickier if there are issues with your credit report. Therefore, you should make sure that you deal with this as soon as possible to avoid any additional stress. Credit reports are important because they give you an insight into your money matters such as outstanding debts (if any), so you should always understand what they really mean and what it is that you can do to keep your score healthy.

Lenders will be able to make a sound decision when they take a look at your CCRIS report, which is a comprehensive evaluation of an applicant’s financial health. The CTOS score, on the other hand, is a numerical representation of an individual’s creditworthiness — the higher the score, the better it is for the applicant’s chances of having his/her home loan approved.

3. Visiting houses that are well out of your price range

If you know exactly how much you can afford and a loan pre-approval is already underway, the last thing you’d want to do is go window shopping for a house that costs more than what you can afford. Always make sure that you spend within your means, and remember that the general rule of thumb is to not spend more than 1/3 of your monthly salary on your monthly repayments!

In any negotiation, it’s crucial to have room in your offer to allow for negotiations. In other words, you don’t want to give the seller a price that’s non-negotiable. You’ll want to state a number that reflects the price you know you can pay, but that also leaves room for you and the seller to negotiate.

4. Attracted with the first home

When you first start house hunting, you’ll feel a rush of emotions that makes it hard to compare different properties. Some agents will tell you that the first one you see is the best, but that couldn’t be further from the truth. When you visit a dozen or more houses during the buying process, each one will present its own unique pros and cons, and it’s up to you to figure out which ones are deal-breakers or not.

It’s always better to do plenty of research before embarking on a big decision. That’s because proper knowledge of the options you’re considering can help you avoid making uninformed decisions. In other words, you’ll be less likely to jump on the first product that gives you a warm fuzzy feeling in your gut.

5. Omitting to look for significant faults

First-time homebuyers often overlook the importance of checking every nook and cranny of a house, and as a result, are faced with a lot of costly repairs that they had not anticipated. When moving into a new house, it’s important to be fully aware of the condition of your home.

You don’t want to be paying for expensive replacements or forking out vital items that need to be fixed. If you’re purchasing a subscale property, make sure you are aware of any repairs that are needed and try to negotiate with the seller for the fixes. Otherwise, these can sometimes run into the thousands, and they can really hurt your pocket.

6. Ignoring the neighbors and the surrounding area

It’s not just about the value of the home, but also what the neighborhood is like; how far the location is from certain key locations, such as schools or retail stores; and if there are any issues with neighborhood crime or other problems.

Those who have a large amount of debt may be viewed as high-risk; even though they could actually pay back their loans, the financial institution may not be willing to take the risk.

With Christmas coming right around the corner, The Virtual Green Christmas Market was the place for conscious consumers to explore eco-friendly gift ideas that won’t cost the Earth! Many homegrown vendors who have a common goal of supporting sustainable and green living in Singapore were featured during the event. Over the weekend from 27th to 29th November 2020, many have joined us in this free-to-attend Virtual Green Christmas Market that combined the elements of Christmas gifting with sustainable living through various incentives. Here are some key highlights of the event!

Pledged charity

For every 2 attendees who attended The Virtual Green Christmas Market, Delegate donated $1 to our pledged charity, Zero Waste SG. Through this platform, Delegate aimed to raise more awareness and funds for Zero Waste SG. 

Zero Waste SG is a charity and non-governmental organisation leading the drive towards zero waste in Singapore through education and advocacy. They aim to have a nation where individuals, communities, businesses and organisations value and conserve resources, and embrace zero waste and the circular economy. 

Through this event, Delegate has proudly raised $1250 that was donated to Zero Waste SG!

3D environment

Each virtual hall corresponds to 5 categories of eco-friendly vendors, namely Fashion, Food & Beverage, Home & Gifts, Beauty & Skincare, and Lifestyle.

Users can easily browse through over 40 vendors and access brief descriptions of their services before deciding to visit their individual booths to find out more.

Engagement between vendors and customers

Each participating vendor has a booth where they can put up their branding, resources, and videos in their banners and screens. Their unique promotions and packages can also be found when users scroll down to read the description of their booth. 

There is also a Live Chat function where couples can chat instantly with vendors they’re interested in. The Appointments function was not available during the event.

Main Stage

At the Main Stage, users can watch webinars, join workshops, and engage in meaningful discussions with industry professionals to find out how they can live more consciously. Over 28th and 29th November 2020, there were 28 main stage sessions in total, ranging from panel discussions, informative talks and more.

Statistics

The Virtual Green Christmas Marker was a huge success! Through this unique event that has opened the eyes of both vendors and users, here is a summary and impact in numbers from the event.

With over 2500 visitors across the 3 days, the shift from physical to virtual events is undoubtedly the new future for events in Singapore. 161 lucky winners walked away with over $30,00 worth of prizes, spending on products with 8% worth of cashback with 12% hourly upsized cashback. Through the impact of technology, Delegate aims to be the new events company, redesigning today’s event experiences.
